Credit Requirements
Here is a brief rundown of how we review the credit score on your application. While we require a score of 650+, in some cases we can be flexible. Check the below to see if you might still qualify!
What is Causing my Lower Credit Score?
Is your credit score lower than 650 because of the following?
Negative Rental History
Multiple Collections Accounts/Delinquencies
Eviction
Foreclosure
Bankruptcy
If so, your application may be denied.
Is your credit score lower than 650 because of any of these reasons?
Lack of credit history
No credit History
1 or 2 missed payments
If so, you application could be accepted based on other circumstances. Upon review, the office may request an additional deposit - up to 2x the regular deposit, which could offset the low credit score. This would not include a pet deposit where applicable.
The office may also wish to conduct a rental verification with your previous landlord and/or your rental references before making a determination on your application.
Income Requirements
Applicants must earn a minimum of 3x the monthly rent in gross income to qualify.
Please note that while we can be flexible when it comes to the credit score qualification, we require each application to provide documentation of a gross monthly income of at least 3x the rent.
Application
We aim to make the application process simple and straightforward. Below is a breakdown of what’s needed to complete your rental application:
Application Form
Each adult (18+) must submit a separate application through our online portal.
Application Fee
A non-refundable application fee of $45 is required per applicant to process background and credit checks.
Proof of Income
Applicants must provide 3 recent pay stubs, bank statements, or an offer letter to verify income. Income must be at least 3x the monthly rent. This must be provided in PDF format.
Identification
A valid government-issued photo ID is required for each applicant.
Background & Credit Check
All applicants undergo a credit and background screening. Prior rental history and creditworthiness are taken into consideration.
Approval Timeline
Applications are typically processed within 24-48 business days. Process may be delayed if missing any of the above requirements. You will be notified via email once a decision is made.
